Can a 1031 exchange take place under a REIT structure, or is this reserved only for individuals? I've heard, for instance, that partnerships cannot do 1031 exchanges.

I don't know what you mean by REIT structure, but it is my understanding that an individual, C or S Corp, Pship, LLC, etc are all eligible for an IRC 1031 as long as the conditions of IRC 1031 are met.

What is referred to about partnerships is that a taxpayer cannot exchange a partnership interest (that is ownership in a partnership), or corporate stock, for real estate and have that qualify under 1031. Or vice-versa. This applies even if the partnership only owns qualifying exchange property. In other words, a partnership is not a look-through entity so far as making 1031 exchanges go.
