You should contact a tax professional with significant experience in handling 1031s. I handle approximately 15 each year. Each year I see 2 or 3 1031 attempted but fail because of poor decisionmaking, poor advise or the client is too cheap to do it right.
If the deferred gain is sufficient to protect, the fee you pay is worth it.
