I have joined this forum to provide insight to those people who have questions concerning cost segregation.

I represent a firm of engineers, CPAs and tax attorneys whose only work is cost segregation. We provide the no-charge Preliminary Analysis that projects the benefits (accelerated depreciation) of cost segregation and quotes the cost of the paid Cost Segregation Study, specified by the IRS, should that study be commissioned.

We do not sell cost segregation.

We only look at the property and its components. The owners' financial advisors are privy to to the owners tax situation.

The decision to commission us to perform the paid Cost Segregation Study is made by the property owner and those financial advisors.

Our professionals are available to answer questions from those financial advisors who may have questions applying the projected benefits to the property owner. If necessary, assistance in the preparation of the 3115 is also available.

Combining the benefits of cost segregation with the benefits of a 1031 exchange is something that we are also available to discuss.

We have performed over 3,000 Cost Segregation Studies, nationwide, since 2001. Even though not one of those studies has ever been the subject of an IRS audit, our Engagement Letter specifies that should one of of our studies become the subject of an audit, a representative of our firm will attend the audit, at no-charge to our client, to defend the study.
