Clients owns a tract of land that they have held for many years. They are considering selling it to the town they live in for below market value. They are only selling it for about 10% below market value. I don't think there is anything else they need to be concerned with tax wise? There is no "donation" for the less than market value?

Part of that 10% is the fact it sounds like there is no realtor commission.

I believe 10% below the FMW is just about reasonable IMHO. Who pays FMV for real property neways....
