Hi,

Could the cost to replaster a swimming pool for a hotel be a capitalized expense?

Deduct as a repair or maintenance.

(DZ, you are assuming the hotel is in operation and not closed down for rehab, aren't you?)

I'm assuming lots of facts.

Was the entire pool replastered ? What's the expected life of the replaster ? What's the cost of the replaster ? Is this part of an overall refurbishing of the hotel or a single contract item  ? Were the materials used different than the original plaster ? All these are factors which will determine whether to capitalize or expense. My guess Capitalize because you are probably extending the life of the pool for several years .

My guess is expense because the design life of the pool was not extend, because replastering is like repainting. It is a maintenance item in my view.

Now if done as part of total remodel of the hotel I may change my view.
