| Does "appraising" residental homes qualify as a "real property trade or business" for the real estate professional test? The industry (in AZ) requires licensure and is regulated. | |

| T,
I don't see it but somebody else might... sec. 469(c)(7)(C) and Reg. 1.469-9(d)

| I know it's not specifically listed, but neither is real estate agent although broker is listed. I believe real estate agents can qualify.
My gut says no, it is a support activity to a real property trade or business similar to mortgage lenders (which don't qualify). However, client went to a seminar and was told he qualifies and wants all his passive losses. Anyone else with an opinion?

| Sorry for the confusion...now my initial response is there...apparently I goofed.
I was trying to edit my reg reference from red to blue and then it was gone...shoulda asked help from Solomon. I did not intend to edit Dennis' or any other reply to your question.
