I am thinking about direct mail campaign. New homeowners and new businesses

Any suggestions where I can get the addresses?

I've used infousa. [1]

However, response rate is 1 - 2 % for all junk direct mail.

The post office also has a rate for all patrons of a given Post Office, which is cheaper than regular mail.

You can usually get a list of businesses requesting new occupational licenses from the county/city for free. Some states also provide lists of newly formed corporations and LLCs for free. For homeowners, there are many sources. I have used directmail.com.
