I just picked up a client where the prior accountant depreciated rental real estate purchased in 2002 over 50 years straight line. I would like to switch over to 27.5 years MACRS. Do I need to file a 3115, or can I just switch methods without permission?

Yes, you required to file "Form 3115" for change of depreciation method.
